Role overview
Livia is the condominium administrator, rebuilt. We don’t sell software to administrators, we become the administrator: buildings run on our own AI-native platform, where agents handle the inbox, the accounting, vendors, compliance and assembly.
Italy has 1.2 million condominiums and more than €30BN of annual spend, served by 250,000 mostly one-person operators. 52% of residents are unhappy with their administrator and only 5% ever switch. That gap is the whole thesis: this is not a market that lacks demand, it is a market with nothing to switch to. Europe is fragmented, regulated and incumbent-heavy in exactly the way that keeps US players out and rewards whoever builds locally first.
The machine already works. Our agents are live inside the management of 65 buildings in Milan through a partner firm. 30 more buildings have asked to move to Livia with zero marketing spend. Three acquisition targets representing over €1M in revenue are in discussion. We buy existing portfolios and fold them into AI-run studios, so every acquisition arrives with its buildings, its people and its cashflow, and comes out running on our platform.
Livia is based in Milan, founded by Alessandro (scaled Twin’s growth past €4M ARR) and Matthias (led Canada GTM at Alan, which became the insurer rather than selling software to insurers). Raising €2M led by Italian Founders Fund, with Vento and 2100.
What you will do
- Develop and ship end-to-end features for both the internal administrative platform and the resident-facing portal using Next.js and TypeScript.
- Implement AI-driven automation for repetitive industry tasks, including document processing, deadline management, and complex financial reconciliation.
- Design and maintain the core data layer that manages building systems, historical records, and the financial history of managed properties.
